Oceanside

Oceanside is the third-largest city in San Diego County, California, with population of 183,000 at the 2010 census. Together with Carlsbad and Vista, it forms the Tri-City area. With a mild Mediterranean climate, Oceanside has one of the best climates in the United States. Located just south of Marine Corps Base Camp Pendleton, Oceanside has many retired military personnel, golf courses and an excellent marina with many privately owned boats. Peacock Hills

peacock hills Peacock Hills is a neighborhood of homes with very low homeowner fees ($72 per YEAR), and low housing costs. Since there are minimal fees, there are no gates, pools, or clubhouses. It's a very affordable way to own a home in coastal San Diego County.

At a slightly higher elevation, Peacock Hills is 7.6 miles from the Pacific Ocean and enjoys warmer weather and sunnier days than communities farther west. Grocery and big-box stores, and many shops are nearby, and the Westfield Plaza Camino Real Mall is just 6.7 miles away. At just 3.8 miles from Tri City Medical Center and nearby doctors and clinics, you can be at your doctor’s appointment in less than ten minutes.

If you like a backyard where you can have a garden or some fruit trees, this community is an excellent choice. Since there are no homeowner fees, you are responsible for all maintenance on your property. These homes are half-duplexes, connected at the one-car garages. Built in the late 1970s, the homes range from 827-1200 square feet.

 

OceanaOceana

Oceana is a well-established community in Oceanside, with several developments including Oceana, Oceana East, Oceana South, and Oceana Mission. Built during the 1970s and 1980s, Oceana is perfect for those who do not wish to maintain a yard. Well maintained green areas are suitable for walking and other outdoor activities.

At about 300 feet above sea level, and about five miles from the Pacific Ocean, the Oceana community enjoys the mild temperatures of the coast with more sunny days than closer to the ocean. 

Medical facilities are just 4.5 miles away at Tri City Hospital and nearby doctors’ offices, and clinics. Adjacent to Emerald Isle Golf Course, the Oceana community has nearby shops and restaurants, and several clubhouses with a variety of activities. Properties range in size from 1300 to 1050 square feet. Homeowner fees range from $250 to $300 per month.

 

Emerald LakeEmerald Lake

Emerald Lake is a gated community of 160 Cape Cod style manufactured homes. This intimate community is friendly and quite affordable.

Just 2 miles from Tri city medical Center, four miles to the Carlsbad Westfield Shopping Mall, less than five miles to downtown Carlsbad, and just 6.5 miles from the Pacific Ocean Emerald Lake offers ideal year-round weather and the best of southern California living for a reasonable price.


Pilfrim Creek EstatesPilgrim Creek Estates

Located in the north east of Oceanside, Pilgrim Creek Estates offers a drier climate and more sun than communities to the west. The Pacific Ocean is just 8.5 miles away with many restaurants and shops on Oceanside Pier and in the Oceanside Harbor area. Comprised of 203 homes, Pilgrim Creek Estates is a gated community built in the late 1980s.

Bordering on Camp Pendleton Marine Base, Pilgrim Creek Estates has views of extensive wild areas. A year round swimming pool features Aqua-exercise classes several days a week. At 7.6 miles from Tri city Medical Center and nearby clinics and doctors, you can be at your doctor’s appointment in less than 20 minutes.

 

PacificaPacifica

Pacifica, Also known as Oceanside Manor, is a community of mixed attached and detached homes, built toward the end of the 1970s, ranging in size from 1150 to 1500 square feet. Situated only six miles from the Pacific Ocean, Pacific enjoys year round mild weather.

Just 1.4 miles from Tri city Medical Center, and just two miles from the Westfield shopping Mall, with large stores like Home Depot, Costco and others are within five minutes. The community features a heated pool and spa, tennis courts, and a clubhouse with a pool table and ping pong table.

 

Ocean HillsOcean Hills

Ocean Hills is an upscale 55+ community in North San Diego County. Just seven miles from downtown Carlsbad and four miles from the Pacific Ocean, the climate is nearly perfect.  The Westfield Plaza Camino Real Mall is just 6.5 miles away and the Carlsbad Premium Outlet Stores is only 9.3 miles away.  There are many restaurants and grocery stores nearby as well.

Costa SerenaCosta Serena

Located less than one mile from Tri City Medical Center, and a mere six miles from the Pacific Ocean, Costa Serena enjoys nearly perfect weather all year. Built in the 1970s, this community is suitable for more active adults.

With very low HOA fees ($36/year) Costa Serena does not have a clubhouse or other community amenities. Many homes have lovely views, and feature larger backyards where fruit trees or a vegetable garden can be planted. An excellent value, Costa Serena homes range from 827 to 1200 square feet.

 

Villa TriesteVilla Trieste

Villa Trieste is a very intimate community with only 150 homes. Built in the early 1990s it is one of San Diego’s newer senior communities. The homes are modern, and the location is excellent.  A typical home is a half-duplex, with 1750 square feet, and two stories, around 1400 square feet on the bottom floor with a spacious loft upstairs.

Additionally, there are a few condos, where you can own either an upstairs or downstairs unit, with a one car detached garage. Located just five minutes from Tri City Medical Center, and a scant five miles from the Pacific Ocean, Villa Trieste offers a quality lifestyle for the discerning adult.

 

Rancho Hermosa Rancho Hermosa

Rancho Hermosa enjoys a mild climate is little cooler than communities to the east. Rancho Hermosa is 5.4 miles from the Pacific Ocean and just 4.2 miles from Tri City Medical Center with its nearby doctors and clinics.

It is a very affordable choice for this area.  Because of the very low homeowner fees ($10 per month), and low housing costs, there are no gates, pools, or clubhouses.

Carlsbad

Carlsbad is a coastal resort area occupying seven miles of coastline along the Pacific Ocean in the northern San Diego County. Located 87 miles south of Los Angeles and 35 miles north of San Diego, Carlsbad is in one of the most desirable areas in the county. The city is known for great shopping, tourism, a booming high-tech industry, and resort living. Rancho CarlsbadRancho Carlsbad

Located in the upscale area of Carlsbad just east of the Agua Hedionda Lagoon, Rancho Carlsbad is just 3.5 miles from the Pacific Ocean, and 3.7 miles from Tri city Medical Center and nearby doctors and clinics.

Consisting of 504 factory-built manufactured homes, Rancho Carlsbad is a gated community with many luxurious amenities with a resort atmosphere. There is a large clubhouse with activities, a pool and spa, and the common areas are open with lush green areas, lakes and water features.

There is parking for RVs, tennis courts, and residents enjoy a 40% discount at the Rancho Carlsbad Country Club. Home sizes range from 1400 to over 2000 square feet, all single story on level terrain..

 

Camino HillsCamino Hills

Camino Hills is located just 3.6 miles from the beach, and only four miles from the Tri City Medical Center and nearby doctor’s offices and clinics. Carlsbad has some of the best shopping in North County at the Carlsbad Outlet, just 3.5 miles away.

Camino Hills is a gated community of 145 manufactured homes on permanent foundations, many with terrific views from hilltop locations. Community amenities include a clubhouse, exercise room, pool, spa, tennis courts, and RV parking. The homes were mostly built in the late 1980s, and range from 1400-2000 square feet.

San Marcos

Located about 10 miles from the Pacific Ocean, San Marcos shares a coastal valley with the Cities of Vista and Escondido on the East. Enjoying a climate averaging about 10 degrees warmer than coastal areas, San Marcos offers a wide range of retirement choices.  With an area of 24.4 square miles, and a population of about 84,000, San Marcos has the feel of a small suburban community, with many restaurants and complete services and shopping. San Marcos is also known as the home of California State University, San Marcos.

Las BrisasLas Brisas

Las Brisas means "The Breezes" in Spanish, and enjoys beautiful coastal weather in San Marcos just east of Carlsbad, and some homes even have ocean views!  Just 6.7 miles from the Pacific Ocean, its elevated location catches the cool ocean breezes. At 7.6 miles from Tri City Medical Center and nearby doctors and clinics, this gated community is also just minutes from shopping and restaurants in Carlsbad, and only 2.3 miles from Restaurant Row in San Marcos.

There are several nearby grocery stores and big box stores in San Marcos. This gated community is especially well maintained with lovely common areas. The clubhouse and surrounding grounds boast rose gardens and areas for relaxing and group activities. The homes were built from 1988-1990, and are typically 1200-1400 square feet.

These are manufactured homes, permanently attached to foundations. Homeowner fees are currently $125 per month and include maintenance of the pool, spa, clubhouse, gate, and private streets.

 

High Country villasHigh Country Villas

Just 2.5 miles from Scripps Memorial Hospital and nearby doctors and clinics in Encinitas, High Country Villas enjoys a mild coastal climate at just 3 miles from the Pacific Ocean. A desirable community of 548 attached homes on an elevated location in Encinitas, it is very scenic, with much open space, some hillside views, and its own golf course.

You can expect to feel the ocean breezes most of the time. Golf on the 9 hole golf course is included in the homeowner fees, except for $20 per year for your bag tag. The large pool is heated to 81 degrees all year 'round! Homes have two bedrooms, and range from 900 to 1050 square feet.

 

Lake San MarcosLake San Marcos

Nestled in North San Diego County the small community of Lake San Marcos is known for its serene beauty, tranquil views, and mild weather. Lake San Marcos has attracted residents for years with golf, tennis, boating and fishing. Eight miles from the Pacific Ocean, Lake San Marcos has a wide variety of retirement living options.

Vista

Located in San Diego County, Vista is just seven miles inland from the Pacific Ocean in northern , the City of Vista enjoys an ideal Mediterranean climate.Vista is home to two city-supported theaters: the recently updated Moonlight Amphitheater and the Avo Playhouse. The Moonlight Amp hit heat re is an open-air theater that specializes in musical productions, performing several during the course of the summer, and a winter season at the Avo Playhouse. Vista has one movie theater, a Krikorian Cinema which opened in fall 2003.

The best-known parks in the Vista are Brengle Terrace Park and Guajome County Park. Brengle Terrace Park houses the Moonlight Amphitheater, Alta Vista Gardens (a city-owned botanical garden), a baseball field, a senior center, a playground, and the city community center, where the main offices of the city's day camps are held. Guajome County Park has 557 acres of land, and features campsites, horse trails, and the Rancho Guajome Adobe, a National Historic Landmark. Vista also has the Antique Gas and Steam Engine Museum, an open-air museum demonstrating agricultural equipment from the 19th and early 20th centuries.

Rancho Bernardo

Rancho Bernardo is a sprawling community, consisting of canyons and rolling hills, with shopping malls, golf courses and office parks. There is an annual carnival-type street fair, RB Alive!, during the summer. Rancho Bernardo is also home to the oldest operating winery in Southern California, the Bernardo Winery Established in 1889 and family owned and operated since 1927.

Oaks NorthOaks North

Oaks North is one of San Diego's premier senior areas, located adjacent to the Oaks North Golf Course. 15 miles from the Pacific Ocean, and East of the I-15, Oaks North offers a warmer climate and more sunny days than communities farther west.

Just a scant 3.5 miles away is the excellent shopping and restaurants at the Westfield North County Fair Mall. Medical facilities are just 7.5 miles or about 15 minutes away at Palomar Hospital and the many nearby doctors and clinics. At about 18 miles from Del Mar and Torrey Pines, gourmet dining and upscale shopping are just a quick trip on the Ted Williams Parkway.

Built in the 1980s, there are three types of homes available. Condos are roughly 1100-1200 square feet, with 2 bedrooms and 2 baths. Attached single level townhouses, with a small patio sized yard, ranging from 1200-1400 square feet.  Single family homes are approximately 1500-1700 square feet.

 

Seven OaksSeven Oaks

Seven Oaks is the original senior community in Rancho Bernardo, built in the 1960s and early 1970s. Today it is a very active community, and has the most affordable homes in inland San Diego. Roughly 10 miles from the Pacific Ocean, and one mile east of the I-15, Seven Oaks enjoys warmer weather and more sunny days than communities farther west.

More affordable than many retirement communities, Seven Oaks was built in the 1960 and early 1970s. There are many activities and clubs at the clubhouse, which features a pool and spa. There are two types of homes at Seven Oaks. Single level attached townhomes, at 100 square feet with 2 bedrooms and 1 bath, with HOA dues of $200/month.

Also available are detached homes averaging between 1300 to 1900 square feet. They have spacious back yards suitable for gardens or a few fruit trees. These detached homes have HOA dues of $250 per year.

Encinitas

East RidgeEast Ridge

East Ridge is a gated community for the discerning buyer seeking a country lifestyle. Consisting of 80 homes on 40 acres, there is a clubhouse, tennis courts, free RV parking, and many beautiful walking trails.

All properties in East Ridge are custom homes, so each one is unique. Mostly built in the late 1980s and early 1990s, generally they are 1600 square feet and up, and the only 55+ community in San Diego County where you can get over 2000 square feet on one level.  Roughly 16 miles from the Pacific Ocean, East Ridge is in Fallbrook’s rural setting surrounded by rolling hills with spectacular views.

Less than four miles from Fallbrook Country Club Golf Course, and 2 to 3 miles from local shopping in downtown Fallbrook, many residents find little need to leave the area. The next closest shopping malls and restaurants can be found in Temecula, roughly 13 miles away.

 

Green Valley Estates/Park EncinitasGreen Valley Estates/Park Encinitas

Park Encinitas and Green Valley Estates are two adjacent mobile home parks in beautiful Encinitas. Park Encinitas has a clubhouse, pool, spa and shuffleboards and Green Valley has a clubhouse and pool. These small retirement communities feature manufactured homes and enjoy the excellent weather resulting from being truly coastal communities.

These are just 3.3 miles from the Pacific Ocean and famous Moonlight Beach, and just 2.4 miles from the historic San Diego Botanical Gardens, formerly Quail Gardens. Lots of shopping and restaurants are nearby in downtown Encinitas, along with the popular Encinitas Flea Market and frequent street fairs and events.

Fallbrook

Fallbrook is known for its avocado groves and claims the title "Avocado Capital of the World." It is often also called The Friendly Village. Avocado Festivals are held downtown annually and frequently draw large crowds. Fallbrook is known for its floral industry as well. There are over sixty wholesale and retail nurseries in the community. An ideal climate for Avocados is also perfect to live in. Fallbrook has an average year-round temperature of 61 degrees. Prevailing ocean breezes keep the humidity relatively low and constant. Fallbrook elevation ranges from 500 and 1500 feet, with an average around 685 feet. Fallbrook’s population is just over 30,000, and it retains the intimate rural feeling of a village, with most homes with larger lot sizes.
